Q.02What is the 2026 Ontario rent increase guideline?+

The 2026 guideline rent increase for most Ontario rental units covered by the Residential Tenancies Act, 2006 is 2.1%. Landlords must serve an N1 notice at least 90 days before the increase takes effect.

Q.03How long after serving an N4 can a landlord file with the LTB?+

For monthly tenancies, the tenant has 14 days from the day after the N4 is served to pay the rent owed in full. If they do not, the landlord may file an L1 application with the Landlord and Tenant Board.
